Why Craigie Keeps Attracting Long-Term Family Tenants!

If you own a rental in Craigie, you've probably noticed something the data backs up. Families don't just move here, they stay. For a landlord, that's one of the most valuable things a suburb can offer, and it's worth understanding exactly why it happens.
The numbers tell the story
Craigie's rental vacancy rate is sitting at a tight 0.7%, which puts it well below the 2% mark that typically signals a landlord's market.[1] That kind of scarcity doesn't happen by accident. It reflects genuine, sustained demand from people who want to live in Craigie specifically, not people settling for whatever's available.
The demographic profile explains why. Craigie's households are predominantly couples with children, and the suburb carries a strong family character, with roughly a quarter of residents under 20.[2] Compare that to a suburb weighted toward share housing or short-stay renters, and you can see why turnover in Craigie tends to run lower than the Perth average. Families with kids settled into a school don't move house on a whim.
What actually keeps a family in Craigie
The schools are close and well regarded. Craigie Heights Primary School and Whitford Catholic Primary School both sit within the suburb, meaning no long school run for parents and genuine continuity for kids.[3] For a family tenant, that stability is worth more than a slightly cheaper rent three suburbs over.
Green space is everywhere. Craigie has 12 parks covering close to a quarter of the suburb's total area, including Whitfords East Park and Craigie Open Space, plus easy access to Yellagonga Regional Park nearby.[4] For families with young kids or dogs, that's not a nice-to-have. It's a genuine reason to stay put.
The Craigie Leisure Centre and Craigie Plaza cover the day-to-day. Sport, swimming, and shopping without needing to leave the suburb removes a lot of the small daily friction that pushes people to look elsewhere.
Transport still works, even without a station in the suburb itself. Craigie is serviced by bus connections to both Warwick and Whitfords train stations on the Joondalup line, so commuting to the city remains genuinely workable for working parents.[3]
The housing stock suits families. Craigie has a low ratio of units to houses, meaning most of what's available to rent is a proper freestanding home with a yard, exactly what a family tenant is searching for.[2]
What this means for you as a landlord
Long-term family tenants are, quite simply, good for your bottom line. Lower turnover means fewer vacancy gaps, less spent on re-letting and re-advertising, and a tenant who treats the property more like a home than a stopgap. Craigie's median house rent is currently around $700 a week with a rental yield above 4%, and with vacancy this tight, well-presented properties are leasing quickly.[5]
The flip side is that family tenants stay longer precisely because they're comfortable, so it pays to keep the property in a condition that matches their expectations. A functioning garden, well-maintained appliances, and prompt repairs matter more here than in a suburb with higher churn, because you're not just filling a vacancy every twelve months. You're protecting a tenancy that could genuinely run for years.
Managing a family-friendly rental well
I manage Craigie properties with that long game in mind. Regular, proactive maintenance rather than waiting for something to break. Clear, respectful communication that keeps good tenants feeling looked after rather than chased for money. And a fair, current rent review, because the tenant who's stayed three years deserves an honest conversation about market rent, not a surprise.
If you own a rental in Craigie and want a property manager who treats a long-term family tenancy as the asset it actually is, I'd love to chat.
