Leasing
Leasing and tenant selection
The right tenant is the single biggest factor in how your investment performs. Here's how I find them, and how I set your property up to lease well.

How I lease a property
Priced right, presented well, answered fast
Even in a tight market, the homes that sit empty usually share the same problems: overpricing, weak photos, slow replies and avoidable presentation issues. I deal with all four.
Step 1: Priced against real evidence
I price against current, comparable homes that have actually leased nearby, not a hopeful figure.
Step 2: Presented properly
Professional photography plus a complimentary 360 walk-through, so applicants can see the home before they book a viewing.
Step 3: Answered personally and promptly
I respond to enquiries myself. In a busy market, speed and clear communication decide who secures the best tenant.

Tenant selection
Rigorous screening, then the right fit
I check every applicant properly before I put them in front of you, and I'll tell you honestly why I'd recommend one over another.
- Photo ID, to confirm every applicant is who they say they are
- Rental history, including how previous tenancies went
- References from previous landlords, agents and employers
- Income, to make sure the rent is comfortably affordable
- A National Tenancy Database check
You make the final call. I just make sure you're choosing between good options.
Under WA law every property must be advertised at one fixed rent, and rent bidding is not allowed. I follow those rules on every listing. More on the WA rules.
