Landlord FAQs

The questions I'm asked most often, answered plainly. If yours isn't here, ask me directly.

Can I switch property managers in the middle of a lease?

Yes. Your tenant's lease and your management agreement are two separate documents. Switching managers doesn't touch the lease, so your tenant stays on exactly the same terms and you don't need their permission. All that changes is who they pay rent to and who they call when something needs fixing.

How much notice do I need to give my current agent?

It depends on the termination clause in your management agreement. Most WA agreements sit somewhere between 28 and 90 days, and the notice needs to be in writing. Once you've signed with me, I'll send the notice to your current agent for you and handle the handover from there. Read how switching works.

Does it cost anything to switch?

For most landlords, switching costs nothing beyond the notice period. Exit fees usually only apply if you're still inside a fixed exclusive management term, or if your property is being advertised and the agent has already spent money on marketing. If you're unsure, I'm happy to look over your agreement with you.

What are your fees?

Every property is different, so I take owners through my fees personally rather than publishing a price list. Get in touch and I'll explain them, and everything is set out in writing in the management agreement before you sign. No surprises.

How quickly will you get back to me?

I reply to every enquiry within 1 business day, and you always deal with me directly. No call centre, no passing you off.

Do you offer a leasing only service?

Yes. I handle everything from advertising the property and vetting tenants to putting a legal lease in place, collecting the bond and two weeks' rent, and completing the ingoing report. Then I hand the property back to you and transfer the bond into your name. More about leasing only.

How will I know what's happening with my property?

Through the Ailo app you can see live updates on your property, track rent payments in real time, access statements and invoices, view every inspection in one spot and message me directly. You also get a 360 photo report after each routine inspection.

How often do you inspect the property?

The first routine inspection is about 6 weeks after your tenant moves in, then every 3 months. WA law allows a maximum of 4 routine inspections in any 12 months. Every inspection comes with a 360 photo report, so you can see the condition of your property for yourself rather than taking my word for it.

Which areas do you cover?

Perth's northern coastal corridor, including Hillarys, Kallaroo, Padbury, Craigie, Duncraig, Carine, Karrinyup, Trigg, Tuart Hill, Joondanna, Balcatta, Stirling, Alkimos and Eglinton. If your suburb isn't listed, just ask. See all areas.

What happens to my bond and records when I switch?

Your previous agent hands over the file: the lease, tenant details, bond information, inspection reports, maintenance history and keys. Rent and bond details are transferred, your tenant is told in writing who to contact, and I take over from the agreed date.
